Automated Property Profile — research at machine scale

The problem

Property tax reduction work depends on finding parcels whose assessments, sales history, or exemption status create opportunity. Done manually, an analyst pulls records one folio at a time from county systems — slow, inconsistent, and impossible to run exhaustively across Miami-Dade and Broward. Portability analysis across two properties (or two counties) multiplies that effort again.

The system

Mindshaft built a private Automated Property Profile dashboard for a client that lives on this workflow. Operators can generate single-property PDF profiles for Miami-Dade or Broward, run side-by-side portability studies within each county, and compare properties across counties. Public records are captured, normalized, and turned into structured reports ending at a human judgment point — not a black-box decision.

Still shipping — annually that changes every year

County formats, tax rules, and assessment cycles move. This is not a one-and-done deliverable. Mindshaft upgrades the engine annually so the client's tooling keeps pace with the data environment it depends on — the same continuity model we apply to long-lived platforms like SFUYSA.

What it proves

  • Public data becomes an advantage when someone builds the pipeline to exploit it systematically.
  • The hard part isn't scraping — it's normalizing messy county data into reports analysts can trust.
  • Private client systems still need an upgrade cadence when the outside world changes every year.

The product UI is shown without client branding or parcel-level data. If your business sits on public records, filings, or listings, a similar engine can likely be scoped for you.

Sitting on a data opportunity? Let's scope the pipeline.
